Questions about the property report
What is in the Bernhaus property report?
It is a 17-page PDF for one address: every recorded sale and price paid, an estimated current value, the history of the site from historic maps, the story of the town, the road and the notable places around it with links to sources, planning applications and constraints nearby, the energy rating with running costs at today's prices, council tax band and ownership, ground level, flood chance, air quality, noise and geology, and how the local market is performing.
How long does it take to get my report?
Usually within a few minutes, and up to about 10 minutes for some addresses, because we research the local history of the road for you. As soon as your payment is confirmed we build the report and email it to you as a PDF attachment. You can also watch its progress on the page that opens after payment.
Which properties can I get a report for?
Any home in England and Wales. Before you pay we show what we hold for the address, and if we do not have enough information to make a useful report we tell you and you are not charged. We do not cover Scotland or Northern Ireland.
Is the estimated value a valuation?
No. The value is an automated estimate based on recorded sales and property details. It is not a RICS valuation, survey, legal search or mining report, and should not be your only basis for buying, selling or lending.
Where does the information come from?
Official and public records, historic maps, council planning registers, environmental datasets and market data, combined and analysed by Bernhaus. The report is general information and is not a substitute for a survey or legal advice.
Do I need an account?
No. Enter the house number or name and the postcode, pay once for £9.99 and we email the report to you. There is no subscription.
What if the report cannot be produced?
You are refunded in full automatically and we email you to let you know. If anything looks wrong in a report you receive, email alan@bernhaus.co.uk.
Is my payment secure?
Yes. Card payments are taken by Stripe on their own secure page, and we never see your card details.
Reports are general information drawn from public and third-party data. They are not a survey, valuation, legal search, mining report or risk assessment. Estimated values are automated and are not a RICS valuation.
